The starting point with any dispute between Landlord and Tenant is the Lease, which sets out the party's obligations to each other.
However, reading and understanding a Lease is a skill which has to be developed and judging by the number of negligence claims that are brought against solicitors each year, is something that even lawyers do not always get right the first time.
